THL Services was born out of a frustration that had been building for years. Building owners deserved better, better advice, better outcomes, and someone genuinely in their corner.
The reality is simple. Most building management systems are not optimised or tuned effectively, leaving building operators without the control and confidence they need to maintain optimal conditions. Going independent was the only way to change it.
Building management systems are complex. Which platform to commit to, who can service the site and is best placed to do so, which options deliver the best ROI. The decisions are high stakes and the advice commonly provided does not always take these factors into full consideration.
The most common mistake we see is building owners investing in technology enhancements that fail to deliver on their promises.
The result is money spent, expectations unmet, and a lingering frustration that makes the next decision even harder.

Our Founder
Thao Luu founded THL Services after more than a decade delivering BMS solutions across some of Australia's most complex built environments. His career began in 2012 as a graduate engineer, where he was fortunate to be mentored early by people who instilled a set of principles he still carries today.
Get on site. Understand how the system comes together before you design it. Define what success looks like before you start. Never be complacent.
The decision to start THL Services came from a realisation that had been building for years. The same patterns Thao had seen at the beginning of his career were still there a decade later. The same cycles, the same outcomes.
What drives Thao today is straightforward. To demystify BMS for every client he works with. To help building owners make confident, informed decisions and understand the full potential of their assets.
Outside of work, Thao can be found running, cooking, camping or spending too much time at the beach.
