Wrongly wired meters still communicate perfectly

Metering is one of the most important third party integrations in a BMS. Your energy reporting and every upgrade business case sit on top of that data.

In my experience, 7 out of 10 jobs have at least one meter reading wrong at handover and that's being overly optimistic.

It makes sense when you think about it. There are dozens of ways to wire a three phase meter wrong and one way to get it right. A meter wired wrong still communicates perfectly.

I can usually pick it from my desk. Power factor sitting at 0.3 on a mechanical services board. Negative kW on a building with no solar. Submeters adding up to more than the main.

The other problem is timing - during construction this is an easy fix. Everyone is still on site and access is part of the job. In an occupied building that same CT is behind a live board. Fixing it means a planned shutdown, tenant notices and out of hours work. Same fault, much bigger exercise, more stress for facility teams.

These faults don't fix themselves. Whatever was wrong at handover is still wrong now, and it has been feeding your reporting the whole time.

It's a lot cheaper and less disruptive to get this sorted before the job is handed over. Picked up during the DLP, it's a defect and the contractor wears the cost. After that, it's the building owner's problem.
